A no BS approach to property investment

Transparent, authentic, and approachable property investment 

Property investment isn’t rocket science, but it can be overwhelming if you don’t have the right team around you to provide expert advice. 

There’s a lot of information you need to know to choose a good investment property, starting with financial advice and moving through market research and finding a good property manager. But there’s a lot of BS that gets thrown around on top of this that is completely unnecessary – in fact, it seems like it’s designed to make you more confused just so you’ll fork over more money to have someone provide you with guidance.  

I’m sure you know who I’m talking about when I refer to the investment companies that focus on glossy marketing and promises of great wealth. I’m not one of those! I don’t believe in get-rich-quick opportunities; I’m speaking from experience when I say property is a long game. It requires discipline, smart decisions, and patience. 

On top of this, you need to use the available data to find the most suitable opportunities and bring in the right professionals at each stage of the process. This is what I do when helping my clients find great properties to invest in, and I truly believe that I can set you on the path to financial freedom. But I don’t make promises or guarantees because no one can predict the future.  

If it sounds too good to be true, it probably is 

The number one question I get asked is “how much is this property going to go up in value” over the next year, two years, five years or ten years. 

I won’t insult your intelligence by trying to answer that. I’m not a magician, I don’t have a crystal ball, and if I knew the answer I’d be sitting on a billion dollar yacht somewhere without a care in the world! 

I can’t predict the future, all I can do is deal with the facts, look at the data and the research, call on my experience and the knowledge of my network, and try to make smart decisions based on the rental market and capita growth market. The same should be true for any investment advisor, but some people will try to make promises and give you guarantees. Keep in mind that if it seems too good to be true, it probably is.  

There are a lot of people who market investment properties by promising to make you X amount of money, or guarantee that your property will be rented at X amount per week. But the thing to remember is that nothing is free. So, if an agent is offering you a rental guarantee, the only real guarantee is that you will be paying for it somewhere along the line. Rental guarantees are always worked into the price of the property because no agency will want to be left out of pocket for the promises they make to you. 

Another glossy feature that I recommend avoiding is a membership program or subscription offer. You might see some companies where you pay a membership fee, maybe it’s $10,000, and for that, you become a VIP client who gets access to exclusive offers and properties. Again, these programs will offer unrealistic promises, of properties that will double in value or that will make you rich in a short amount of time – just by paying the membership fee! 

The truth is, there is no secret to investing, there are just some key ingredients and I can give these to you for free. A lot of it comes down to having the right team to advise you – a good property research and acquisition specialist (that’s me), plus a good financial advisor, mortgage broker, conveyancer/solicitor, builder or property developer, and property manager; all of which I will connect you with when you work with me. 

There’s no magic extra you get if you sign up for a membership or subscription. Likewise, I don’t ever think you should have to pay for an ebook or an online course to get started in property investment. I don’t charge my clients to work with me and I’m upfront about that, so there will never be any hidden costs or sneaky “exclusive” options. All it takes is patience, discipline, and having the right team around you. Let the properties do the work for you and appreciate over time. 

Property investment guidance personalised to you – without the suit and tie 

I know that a lot of people have an image in mind when they think of a property research and acquisition specialist. Maybe you’re expecting someone in a suit and tie in a flashy office, rather than a surfer who’s happy to meet you at your house, the pub, a café, or wherever is most convenient. 

I’m not about appearances, and I don’t charge you more just so I can afford a prominent office address. Typically the world of finance and property has been pretty exclusive, but I’m trying to break down those barriers and make it more accessible. 

One of the biggest benefits you’ll get when dealing with me is that I have fewer clients per year than the huge investment companies (where I’ve spent plenty of time working in the past), which means I no longer need to source thousands of properties every year to feed the pipeline of those clients. In a hot market like we’re currently experiencing, when you must provide multiple options to hundreds of clients at a time, you grab onto almost any decent investment opportunity that arises. 

I don’t have to do this anymore, so I can cherry-pick the best builders and developers, and the best investment opportunities from around the country. I don’t need to have recommendations ready to go every day, and I can explain to my clients why they might need to wait a week or a month for the right opportunity to arise. Importantly, my clients will be ready to make a decision when that perfect property becomes available, because of all the prep work we’ve already done. 

My clients get all the benefits, minus the bullshit.
