Financial Planners:
Financial planners specialise in a variety of wealth-building strategies, including shares. I specialise only in property investment. That’s why many financial planners refer their clients to me for this expertise.
Unlike a financial planner, I can make specific property recommendations.
Mortgage Brokers:
Your mortgage broker accesses lenders to secure your home loan. I access a variety of investment properties you can buy once you have the home loan!
I liaise with a trusted team of mortgage brokers, whom I refer my clients to from the beginning. This establishes an accurate investment budget and timeframe based on your borrowing capacity.
Buyer’s Agents:
You go to a buyer’s agent with specifics on what you’re looking for. Think number of bedrooms, preferred location and land size. But things are different when you’re dealing with new and off-the-plan investment properties.
For example, you may not know what location to choose, based on rental yield and capital growth trends.
I’m able to justify my recommendations of what you should buy, where you should buy and how much you should buy it for.
The properties I source most often are house and land packages, or townhouses. I recommend purchasing blocks of land or off-the-plan town-houses.
There are many reasons for this (which I can answer in detail). All relate to better outcomes for my clients. These include better tax benefits, saving on stamp duty and easy maintenance long-term.
Some properties I source are already built, but when they are, I focus on those that are no more than 12-18 months old. This ensures the greatest warranty and appreciation benefits.
Great question! I am paid in a very similar way to mortgage brokers. There is no upfront fee for my services that my clients need to pay. Instead, I get a commission by developers, only when my clients buy a property that I have recommended.
I choose the development opportunities that align with your goals and budget. To do this, I work with my trusted network of property professionals across Australia. This way, I don’t have to churn through stock from a single location or developer.
The short answer is, I do buy them!
But it’s very smart to ask if your property professional is actually walking the walk…and I am! I bought my first property at age 30 and in the following 13 years, I’ve added 10 more to my portfolio.
I use the same property selection strategies for myself as I do for my clients. Plus, I work with the same builders, developers, property managers and mortgage brokers.
I have access to hundreds of investment properties all around the country. And to be honest, the easy thing for me to do would be to present you with 50+ straight off the bat. But I don’t do that because I know you’re coming to me for my expert eye and my years of experience.
That’s why I filter the options I present by what’s going to best suit your budget, investment goals and needs. I’ll deliver 1-3 recommendations, though it can vary based on your circumstance.
